Navah Consulting were instructed by a prospective purchaser to undertake an RICS Home Survey Level 3 on a Grade II listed farmhouse with multiple outbuildings, some of which had been converted for habitation.
Prior to the inspection in-depth desktop research was undertaken to ensure a full understanding of the property in question and how best to approach the inspection.
The inspection was undertaken over two days due to the size and complexity of the buildings. A number of construction methods and style were noted, for example:
- The main house was confirmed to originally be formed using a timber frame, however a ‘skin’ of brickwork was provided to the majority of the historic section, likely during the Georgian period (1714 to 1837). Other Georgian features such as sash windows were likely provided during this time.
- Multiple solid brick extensions to the main house.
- A more modern ‘cavity construction’ extension, also to the main house.
- Solid brick converted stables.
- A part timber, part brick barn.
- Brick built granary.
- A timber framed garage.
A detailed report was produced for the client, which included recommendations for repair, further investigations and commentary on statutory consents.
